Method in plain language
Match the locality and intent
The system first identifies a property/listing table and looks for dependable locality fields and a dependable transaction-purpose field. Vikaspuri, Janakpuri or Paschim Vihar must match the locality, and the row must represent Rent / Rental / Lease intent.
Use public rows only
Rows clearly marked draft, private, deleted, inactive, archived or otherwise unpublished are excluded. The public page still asks users to reconfirm availability because database status can lag a real-world transaction.
Do not publish tiny-sample price claims
Visible median/range statistics require at least five usable listed amounts from a reliably mapped dataset. With fewer observations, the page can show that inventory exists but withholds a pseudo-market statistic.
Reduce the effect of unusual listings
For ten or more usable amounts, the visible range uses the central 10th–90th percentile of matched listed amounts. With five to nine values, it uses the observed minimum–maximum and labels the sample context.
Keep editorial freshness separate
Live inventory can refresh without pretending that the written local guide was manually reviewed that day. Editorial review dates come from the actual file modification time; listing freshness comes from listing data.
What these numbers are not
They are not a property valuation, government rate, registered transaction index, guaranteed asking rent, prediction or promise that a listed home is still available. A particular property can differ significantly because of size, floor, furnishing, building condition, parking, exact pocket, possession timing and owner terms.
Evidence threshold: if the site cannot map the database reliably or cannot find at least five usable listed amounts, price statistics should stay unpublished rather than be replaced with an AI-generated or manually guessed number.
Why listed amounts rather than “market value”?
The website has direct access to its own listing records, not every completed rental transaction in the locality. Calling a small website sample “the market rate” would overstate what the data can support. We therefore describe the figures as matched listed amounts and retain a clear limitation note.
